Terms and Conditions**Tax not included in nightly rates** Check in time is after 4:00 PM and check out is before 11:00 AM. An early check-in or late check-out is available for a fee. A $75 charge to the credit card on file we be assessed if not out by 11:00 AM. IF NOT OUT BY 12 PM ON CHECK-OUT DAY, A $300 FEE WILL BE CHARGED TO YOUR CREDIT CARD ON FILE.
**Occupancy** By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes children 3 years and older. This max occupancy can be found in the property's description and may conflict what is shown in the header. Occupancy in the header is meant to reflect current occupancy for beds provided and not max occupancy.
**Pets** Pets are only allowed in our pet friendly units, which would be stated in the listing. Specific listings may have weight or breed restrictions. Please read in full before booking. Proof of pets at our non-pet friendly units OR violating weight or breed restrictions will result in eviction, forfeited payment and additional fees at the manager's discretion.
**Cancelation Policy** We have a strict no cancelation policy. All payments will be forfeited if the reservation is canceled.
**Larrowe Property Management, LLC is not responsible for items or personal belongings left behind in the property. A $25 service fee plus shipping cost will be billed to the credit card on file if you request us to package and return items you leave on the property.
**Construction** In resort areas, construction can occur due to the new attractions and accommodations. We do not make rate adjustments or rebates due to these matters.
**Weather** We do not make rate adjustments or rebates due to the weather. In emergency situations, please follow all condominium or city laws (including evacuation) when mandatory.
**Smoking** All properties are non-smoking. All units are non smoking and a fee of up to $500 will be billed to the credit card on file if there is proof of smoke or a smoke odor in the unit. No exceptions.
**Parking** You are allowed up to 2 parking spaces per condo rented unless otherwise stated in the description. Please be sure to park in the designated area and place your parking pass in the appropriate spot so that it can be seen. Larrowe Property Management, LLC is not responsible for any fees resulting from parking violations.
